Finding a safe neighbourhood is crucial. Research areas that feel secure and consider those just outside the busy city but near stations. Many people prefer to be within a 10-minute walk to a station.
Pricing in Neighbourhoods
Rent and house prices tend to decrease as you move further from Zone 1, but this can vary due to factors like parks, schools, and quality of life. Research thoroughly, as a sought-after area may have more affordable spots nearby. As of 2023, only 8 of the 32 London boroughs are below the average house price of £532,000.
Barking and Dagenham: 31% lower
Bexley: 8% lower
Newham: 16% lower
Havering: 12% lower
Croydon: 12% lower
Sutton: 7% lower
Hillingdon: 2% lower

Rent Prices
Whitechapel: £1,407 for a studio up to £3,883 for a 5-bed flat per month
Harrow: £1,166 for a studio up to £3,798 for a 5-bed flat per month
Croydon: £1,386 average in March 2024, up by 10%
Closeness to Your Work
Travel can be pricey. Consider the number of trains/buses needed to get to your workplace or educational institution.
