This sets it apart from other apartment REITs like AvalonBay Communities (AVB), Equity Residential (EQR), and Essex Property Trust (ESS). Its rents are growing rapidly right now because lots of companies (incl. Tesla) and people are moving there and not enough has been built in recent years. Despite that, it is currently priced at a 40% discount to our estimate of its net asset value. We estimate that it has 70% upside potential and you also earn a 4% dividend yield while you wait. Whitestone REIT (WSR) is a retail REIT that specializes in service-oriented strip centers in strong sunbelt markets like Phoenix and Austin. Just to give you an idea: think about the local grocery store that you visit weekly. It probably also has a gym, a barbershop, a dry cleaner, some restaurants, etc. A few quick service restaurants, etc. Examples of typical tenants include Whole Foods (AMZN), Chipotle (CMG), and Planet Fitness (PLNT). I like these properties because they are Amazon-proof, e-commerce-resistant, and experiencing rapid growth. Some of its peers include Kite Realty Group (KRG), Federal Realty Trust (FRT), Regency Centers (REG), and Brixmor Property Group (BRX). Just like BSR, its rents are growing rapidly with nearly 20% releasing spreads in the most recent quarter, but despite that, it is also priced at a 40% discount to its net asset value. The management is currently focused on deleveraging the balance sheet, which should eventually lead to a repricing of its stock. We estimate that WSR also has about 70% upside potential as it returns to its net asset value, and while you wait, it pays a near 5% dividend yield.
