As you can see behind me, it was a beautiful getaway for a birthday celebration. But now, let's dive into what's happening this week in the world of Placer County real estate.
We’ll discuss the latest trends, new listings, price changes, and everything else you need to know. Plus, we’ve got a sneak peek at the median home on the market and the most expensive property currently listed in Placer County. And there's one thing that happened this week that has never happened before in our updates, so stick around to find out what that is!
**Market Overview:**
We had 264 active homes on the market, down from 273. There were 26 homes that came back on the market, making up 10% of the total. This past week, 141 homes went into contract, with a notable contribution from Valina, who got an accepted offer. That's up from 122 last week. Additionally, 102 properties had price drops, meaning 39% of the homes on the market are seeing reductions, a trend that's been steadily increasing.
**Median Home Analysis:**
The median property is a three-bedroom, three-bath, 2086 sq ft home on 0.1 acres, listed at $699,000 and sold for $690,000. The days on market were 13, with an average of 26 days. A month ago, the average was closer to 18, indicating homes are sitting longer now.
**Unprecedented Event:**
For the first time this year, no homes closed at or above list price. This is significant because it shows sellers are becoming more realistic with their pricing, aiming to close within 1.5% of their list price.
**High-End Listing Spotlight:**
The most expensive property to hit the market this week is a $6.29 million estate in Granite Bay, with five bedrooms, five bathrooms, and over 8200 sq ft on 1.2 acres. Despite its high price, it only has a few pictures available, perhaps for privacy reasons.
